Hi Sir, A site was purchased and registered for a mother and two sons(three names are written in the sale deed ) in 1989 in andhra pradesh state. At that time one son is minor and the other son is attained 18yrs but he did not signed on the document. Now the Question was who is the owner either three or only the mother?

A.Dear Sir,
It is the joint property of all the three.

A.a person above 18 years of age must sign the document. without signatures he is not the owner of the property. However so far as the minor is concerned he or she need not sigh the document.However in the document it must be specifically mentioned that such minor is being represented by some guardian and that such guardian should sign the document on his behalf.

A.If their names are incorporated in the property, in that case signature is not a necessity. A minor can be a owner, the only difference is a minor cannot sell the his share of property during minority.
