Purchase land with house already mortaged

I wish to buy a ready built house with 15 cent of land for 17 lakhs rupees by taking a housing loan. But the problem is the land is already mortaged to Cooperative Society for 6 lakhs and I have to pay 7 lakhs as advance to the landlord to settle the said loan. Is it ok for me to pay him the amount against a registered guaranty agreement. Please guide me and give me a solution.
A.Yes it is Ok. Better pay in to bank loan account directly.

A.Yes you can purchase such. But you need to clear the dues first. Go to the bank with the owner and have a discussion with the manager in regards to the repayment of the loan taken in one go. After payment take NOC from the bank. But before that make agreement for sale between you and the seller.

A.You cannot take loan on a property with lien or encumbrance, first you have to clear the property on all encumbrances and avail the housing loan.
