I have a house in my name. I wish to share ownership with 2 of my sisters. So 33.3% each sister and 33.3% to myself. After my death, I would like to transfer this house to my 2 sisters. I need help to draft the gift deed and I would like to know the expenses which would be incurred for the same. Let us say the valuation of the property is 10 Lakhs.

A.1) Sir you have NOT mention in which state and city you are currently residing. The Stamp duty and registration charges vary from state to state.
2) Also you are again referring it as after you are dead. So you will have to make a registered “WILL” for the same for the transfer of the house to both of your sisters. This gift deed should be properly drafted, which will be the WILL...

A.Drafting advocate may help you online. But you have to the Sub Registrar personally or hire local junior advocate to get it registered by paying prescribed govt fee. Drafting charges depends the complicity of matter between Rs.. ten to 25 thousand.
