Tenent and owner issue

Hello this is shababu from hyderabad.Before joining of the house I paid 13,000 as advance to the owner but unexpectedly I got job in banglore so that iam unable to join into the house and I asked owner to refund money but he is not giving money back what should I do can any one suggest
A.You should not hand over the keys if not having keys then take the same saying you are entering the house.

A.If you madede any such agreement between both person then you can file money recovery suit against them immediately

A.As you have paid the house owner rupees 13000 advance and as you are called for the job in Bangalore you are unable to join house and now as the house owner is not refunding the money so you have two more options find for in someone who wants the house in Hyderabad & transfer the client to him & take your amount refund adjusted for the same or try to persuade him to return your money with an amicable settlement ....as running through the legal hazards will be more expensive then your 13k.
