Dear Sir, I purchased a plot of land along with houseon it in 1985 by paying purchase consideration and executing a legal sale deed but I did not register the sale deed out of ignorance. The person who sold the property to me died 15 years ago and the wife of concerned deceased refuse to register the property now. I am in possession of legal sale deed.
Annually I am paying the property tax in the name of deceased owner.
Please advice the legal proceedings need to be initiated.

A.the statements by you are contradictory. If not registered what is in your possession is not a sale deed at all. In Law the seller is still owner of the property and you are not owner of the property. you have to file a suit in civil court against his wife asking the court for a direction to her to execute a sale deed to you. don`t waste any further time.
