I wanted t buy a EWS flat in Gurgaon in resale. Can i buy? Will it get registered?
Heard that there is some lock in period?

A.You can purchase any property which is legally approved.

However, it is always advisable to have DUE DILIGENCE conducted about the Right, Title, Interest and Title Flow of the owner and also the compliance of PRE-CONDITIONS if any.

COMING TO YOUR QUERY:

In line with the Guidelines related to Flats allocated for Economically Weaker Section (EWS), the builders select buyers through the process of lucky draw.

According to the provision, once the Flat is purchased, the owner or the buyer cannot re-sell it before at least 5 years.

Thus, if the aforesaid precondition / title flow is not clear, it is NOT ADVISABLE TO PURCHASE the same.
