GPA not registered

I am planning to buy a plot in Bangalore rural. The company which is selling the plot to me has acquired the same through a GPA registered at sub registrar from another company. However the entire parcel of land is not mentioned in the registered GPA. But the company is selling plots giving that GPA sale deed as reference. Is this legal and can I buy the property.

A.If the plot which falls outside the purview of GPA just avoid, do not purchase litigation. Unless the seller is having clear right, marketable title and interest in and over the other plots, it is not advisable.
