I am a resident of Krishan Kunj, Laxmi Nagar, Delhi.
My house is registered on my mother's name, we showed our flat papers to one property dealer for selling our house and he said only your flat is registered but the land on which this flat is built is not registered.
Is it possible if land is not registered still on that land your flat will be registered?
My house road is being expanded under Delhi Master Plan 2021, will I get compensation from govt if govt break my house. The property dealer said your land is not registered that's why you will not get any compensation. What i can do about it?

A.Property cannot be registered unless you have a valid tittle which includes land as well as building if house is owned as a one unit.But if there are separate flats, then each flat owner is owner of his portion of the flat and gets compensation under land acquisition. Even a person in possession is entitled to 1/3 of the compensation amount decided either by the LAO or by the reference court or further in appeal by the high court or supreme court.

A.Dear Sir,

In the sale deed there must be your recital regarding your title to the portion of UDS if such recital is not there then you deemed to have purchased apartment and not the land on which it is existing. The sale deed seems to be defective or purposefully avoided such a recital. It is a deemed provision you will have a right over the land that is UDS (Undivided share in the land) you may approach a Civil Court to declare yourself as owner of UDS.

A.you get a title search done by an advocate where in you will come to know who is owner of the land and how the developers got it for development.

some time the broker play with the owner to get the deal or make a deal in low amount than the market value and earn a big profit.
so please do the search of title done as soon as possbile
