Brief :
My wife’s family owned a single house in her father’s name (self-made property) and the same was demolished and flat constructed. Her father has two daughters and a son. Both parents are no more and they did not leave any will. Each of them have a major child.

My wife and her sister do not want to insist on their share and prefer to leave it for their brother.

I want to purchase two flats in the complex from my brother in law (my wife’s brother).

In this regard request your clarification on the following

1) Should I get a letter from the brother and the sister stating that they have no claim on their share of the property that is proposed to be purchased by me.
2) Do the grand children have a claim on the property when the parents are alive ?
3) Should I get a letter from the grand children also stating that they have no claim on the property ?
4) My understanding is that grand children have claim on the share only in the absence of the parents and not otherwise. Is this right.

A.Dear Sir,
Take signatures of all major persons on the sale deed as consenting witnesses.
