Hi , I want to purchase flat in appartment.prooerty is located at JAMNAGAR Gujarat. This flate is 13 years old.builder sold property to 1st owner and the registration was done in 11lakhs. Then after few years 1st owner sold the same flate to 2nd person (2nd owner) and the registration was done for 20 lakhs. Now I want to buy the same flat from 2nd owner but when my lawer check and inquiry about circle rate with government departments the 8 lakh registration fees is there for same flat as per circle rate . My lawyer told me ones agreement done in 20 lakhs which very much higher then actual circle rate then we can't do agreement less then that. I checked with neighbour and I seen that all agreements was below 10lakhs and above 8 lakhs but for only this flat has agreement of 20 lakhs. Kindly guide me am I do agreement of 8 lakhs as per govt circle rate in this case where 2 previous agreement was 11 lakhs and 20 lakhs respectively.

A.Hello,
This would only be guided by the State Government Rules.
