We are 2 sisiters. 15 years ago i gave 1 lakh money to my sister to buy land for investment in punjab. she booked on her name because she was studying local and I was working in other state. later the layout ran into problem. I also went abroad for some years. The layout got approval while I was abroad. my sister not told me about this and registered the plot on her name 2 years ago. after returning to India I came to know about this. Now my sister is not returning the plot or money. our mother is neutral and not saying anything. even if my sister returns money showing favour then also it will be very less because plot prices increased to 30 lakhs.
can i do something.

You do not have a claim on the land as you are not the owner of it. For retrieving your money it will be difficult as you need to submit proof that the money was given as a loan.

Regarding the money, if you have evidence like you have given the money to your sister through online transfer or cheque then you can claim to return back along with the interest upto date.
