Re fixation of rent

When I signed the lease agreement for this house, it used to have power back up ( inverter +battery ) . But after few days we realised that it does not provide any back up . LEASE AGREEMENET clearly mentions that any major repair will be landlords responsibility .
Now from last 8 months we are asking for re fixation of rent or replacement of battery but the landlord / management compnay is not doing anything .
They also have our 10 months advance .
What should we do ?
