We want to purchase a plot in Bangalore, It is a BDA plot, which was on lease in the name off Mr X. After the death of Mr X, his son and two daughters got the plot registered in their name (one son and two daughters). Now when we purchase this plot from these three vendors, should we make the vendors' children as consenting parties or should we take NOC from them poor should we take a GPA from them.
A.I f they are Hindus and if the children are majors, you ask all of them to be parties for sale deed.

A.Children consent can not be taken if children are less than 18.

A.No NOC or attorney is required from children of sellers. Children have no independent right. Get due diligence in respect of property through a competent advocate.

Since, the plot is held by the three vendors, you can directly contract with them, and take the NOC from them.
