Sir, I am a tenant in a rented property since last two years with no wriiten agreement. Recently I complained to the owner regarding leaking tap and tower rod broken due to faulty material. He got this changed. The tap was broken by the plumber during repair. Owner asked me to pay Rs. 1600/- for this. I refused to pay. I am planning to move out of property. My small child (3 years) has put some colour marks on the walls. The owner is asking to get the whitewash done on my expenses. I was paying Rs. 5000/- as rent and electricity extra. Please suggest do I need to pay for whitewash and 1600/- (For Tap and Towel Rod). Additionally he is asking to increase the rent by 2000/- (7000/-), if I don't quit the property by 10 Jul 21. Please Guide.

A.Dear Sir
You may have to pay one month rent towards painting of rented house in which you stayed for about 3 years.

A.Aap maintenance dene ke liye bound nhi hai.
Chunki maintenance ki duty landlord ki hoti hai. Chunki aap tenant hai uske liye aap rent landlord ko pay kar rahe hai. Presumption yah hai ki aap sirf rent pay karne ke liye laible hai.
Isliye aap rent ke alawa koi money pay na kare.
Yadi satisfied ho to rate jarror kare.

A.If there is not written agreement then you two have to mutually agree on what can be done and what cannot be done. In absence of an agreement neither he nor you can go to a court and file a case so better settle it down among yourself amicably.

A.Hi
You are not liable to pay for painting and repairs of the house unless there is clause to do that as rent agreement is missing in your case. Also you can carry out the reparing and refurbishing job and deduct the expenses from your monthly rent. It is permissible under law.

you are not liable to pay anything as there was rent agreement between you two and the house owner has no right to claim amount for repairing. regarding to increase rent he complete right to do so. So best option you have is to find an another for rent and make sure get an rent agreement so you don't face such problem in future.

A.If you entered in the rented property without agreement or verble agreement then if you want to quit the rented property then you need not pay anything. If landlord compel you seek the help of police. And if you want to continue pay according.
