Agreement to sell

I am entering into agreement to sell for purchase a apartment in noida the seller not full fill requesting documet mentioned in agreement to sell also not paid his loan and not coprate me for my sale deed done I am paying 20percent payments by cheque now I am demanding my payment but he is refusing My agreement not registered Agreement date 15 march18 to 20 July 2018 How can I do Pls help me

You can still file a suit for specific performance / breach of contract. You might have to pay additional court fee

If you want to continue to purchase that property then file suit for specific performance of the agreement. Else, issue notice for refund of your amount already paid and then file suit to recover that amount due to non compliance by other side.
