A.Makan malik aap se kiraya lene ka hakdar hai. And uska right hai ki vah aap se kiraye le.
Aap ke dawara agar kiraya nhi diya jaa raha tab aap galti kar rahe hhai.Vah aap se paisa arthat kiraya vasul karne ke liye aap ke khilaf legal steps utha sakta hai. Or aap se makan khali karne ke liye case file kar sakta hai.
Aap ke pass ko vikalp nhi bachne ka.
Aap apne land lord ko kiraya ada kar de. Yahi sahi hai.

A.I am not aware of the law of your state relating to tenancy but from my own understanding of the law as it usually prevails you cannot escape the payment of dues and if you do not pay them you can get evicted from the premises by the owner. As far as the threat is concerned you can first collect evidence of the same and file a criminal case against the accused. The punishment would depend on what the threat is about and the offence would fall under section 503 IPC which is criminal intimidation punishable with upto 2 years of imprisonment under section 506 IPC if the threat is not of grievous hurt or death in which case it would be upto 7 years of imprisonment.

A.See this would be a civil case and first of he has to file a case to evict you post eviction he file a case of money recovery and he wins that case then the court may ask you to pay. If you have the money you will pay. If you don't have then court just declare you as bankrupt so, that will be punishment for you nothing else.

A.Hi,
There would be little to no penalty in the instance of such a verbal threat. He can also persuade you to file a lawsuit against him if you submit a complaint against him, as this is a legal way for him to acquire the money from you.

A.Hi,
In the case of such verbal threat there would not be much punishment just fine. Also, he can persuade to file a case against you if you complain against him since that is a legal recourse for getting the money from you.
