I keep hearing, buyer can mire your property in court case, for years, if you get into sale agreement. As the original allottee for a residential bda site worth over two crores, what are the steps I should follow for a hassle-free sale thru broker. Especially when they insist a bank loan has to be taken by the buyer, and I should give property documents for processing, after taking token advance. I have not signed any paperwork currently or taken any amount

A.Dear Sir,
Yes, never execute sale agreement and if the buyer is not honest then he may file a false suit for specific performance thus made you to run around the courts for years together. Better you share the documents in Xerox copies with your prospective brokers and buyers.

I order to sell your property without any problem then first get a trusted buyer the get the agreement done after the token amount received and then transfer the complete property after getting the full payment.

A.Hello
If all your property papers are perfect then you don't have to worry about anything. Just meet the buyer and sell the property only if you trust your buyer. After getting the token amount it would be suggested to enter into an agreement with the buyer in order to make the deal final and get it registered later after the varification of papers.
