Me and my friend are the 'Licencees ' on the leave and license agreement as tenants. We share the rent and deposit. My friend wants to leave by giving the landlord 30 day notice. However I want to wait till the contract expires. Is it legal for her to give notice without my agreementor. As it's a joint contract between us however this decision isn't a Joint decision .

A.dear client Yes of course. In your case you can claim 50 % rent from her till expiry of agreement period but if you want to sue on her then kindly engage experienced commericial lawyer.

A.Yes of course. In your you can claim 50 % rent from her till expiry of agreement period

A.Look at the termination clause of eth agreement. Your question is agreement specific and the answer lies in the termination clause of the agreement.

the licensor and the licensee is hereby convenient with each other that if either of the parties to this agreement decides to terminate the license earlier than the date stipulated hereinabove, the desiring party if this agreement shall give one Month notice in writing to the other party of such intention and accordingly the said agreement shall remain Terminated on expiry of the notice period.

Its a pretty standard contract. The entire contract refers to Us as the " Licensees".... Hence if I understand is correctly after thoroughly reading numerous timed that, we are jointly referred as licensees with both ours sign on every page of the contract

Hence .... Concluding. That 1 month leaving notice has to be Jointly Agreed and Signed for. :@ 'fingers crossed'
