Want to buy property from holder of sale agreement cum GPA

Hello sir, I am looking to purchase non layout plot from a guy who paid previous owner consideration fully and paid stamp duty of 5% on it. But he entered into sale agreement cum GPA with previous seller. I am insisting buyer to call previous seller for atleast witness sign. However, he is refusing and saying they don't have any rights to come back and sign..can you please advise sir..

It is impossible to say whether that person has the legal right to sell without the knowledge of the property owner without examining the terms and circumstances of that registration instrument.

A.It is necessary to scrutinize that registered Sale Agreement cum GPA regarding the terms and conditions specified therein. Without analyzing the terms and conditions of that registered document,it cannot be specified whether that person has legal right to sale without the knowledge of the Owner of that property or not.
