For survey number 345/2, Partition deed is in my name. But online Patta is in my relatives name. He says that he has an unregistered sale deed.
Is unregistered sale deed valid ?

A.Dear Client,
Simply visit the Higher Revenue Officer and request a change of Katha in your name based on the partition deed. A Sale Deed that hasn't been registered isn't valid. Let us know if you require any further clarifications.

A.Dear Sir,
You just approach Higher Revenue Officer and claim for change of Katha in your name on the basis of partition deed. Unregistered Sale Deed is not valid.

A.Unregistered Sale Deed has no legal validity so on the basis of that if Patta has been given, then it is required to be challenged. It is necessary to know whether the Partition Deed in your favour had been registered or not.
