Hello,
I am planning to buy an apartment in Bangalore and currently there is some issue with the khata bifurcation from the builder to some owners. the builder say they are in the process of bifurcation but this is in process for some time now.
Here are some concerns on which i would like to have answers-
1. Will there be an issue buying a property without khata bifurcation?
2. Will there be an issue opting for home loans.
3. Can I proceed for the khata rectification/transfer from seller to my name without khata bifurcation?
4. What is the process that can be followed to fasten the process of bifurcation?

A.Dear Sir,
My answers are as follows:
1. Will there be an issue buying a property without khata bifurcation?
Ans: Yes, it always creates some issues at a future point of time.

2. Will there be an issue opting for home loans.
Ans: You are advise to take home loan to double verify the documents but not to get too much of loan because of EMI and interest involved may be very high.

3. Can I proceed for the khata rectification/transfer from seller to my name without khata bifurcation?
Ans: No, it cannot be possible.

4. What is the process that can be followed to fasten the process of bifurcation?
Ans: It depends upon various factors like approaching revenue authorities and survey settlement department or local authority.

A.Dear Client,
1) Khata bifurcation is necessary or it will cause problems later.
2) Yes, banks prefer to have a khata that is bifurcated and legally acceptable.
3) As the bifurcation is going on, you will have to complete it.
4) You will have to approach the revenue department of the zonal office of BBMP to know why exactly it is taking time and then act on it.
