Hi , I own three property. Solely registered on my name. fourth property is jointly owned by my father and me & registered on both names.
I have one brother. if dispute happens what would be distribution of properties ?

Does my brother have right to ask on my solely owned property ? what would be property distribution for the jointly owned property ? there is no will yet prepared by my father and he is alive.

Does the same law apply to all Indian States ?

A.Dear Client,
The properties which are solely owned by you ( understood as bought by you) your brother will not have any say in that unless you allow him to through gift deed or some conveyance.

When the distribution happens after the demise of your father and if your father has not willed or gifted his portion to anyone then for that portion only your brother will gain some right.

Laws are almost same in all states with little variation.

A.Property of your father is solely vested in him and he is free to dispose off it according to his will. If he didn't do it in his lifetime and no will is prepared all his successors including you, your mother and your siblings will get equal share in his property. Your properties are not prone to any share of others and solely vest in yourself unless claim is made by other siblings or your mother that those are purchased from earnings or investments of your father.
