Hi Sir,
My brothers stays in US for more than 5 years, wants to purchase open plot property in Shamshabad. Already we verfied the plot details EC with sub-Registrar. Its ok.

Query 1: The property owners are (Wife /Husband). Husband expired. They have only 1 daughter. Is it necessary to mention daughter name under Vendor List in sale deed?

Query 2: As my brother stays Abroad, my father is executing this deed, under 32A of registration act 1908. I did not see POA details clauses in my Sales Deed.(Note my Brother wants to be single owner of Property)

Query 3 : There is one clause in sale deed, i did not understand. Can you plz explain. The schedule proprty is assesed/ unassesed PTIN/ULT Number is not alloted.

Query 4: Owners address which is mentioned in their Sales Deed is Secunderabad. Now owners staying in Hyderabad.
Do i need to keep same old address (OR) keep new updated address of Owners into my Sales Deed. Plz confirm.

Query 5: plz suggest any main clauses which needs to be keep in our Sale Deed for above scenarios, to avoid any future letigations.

A.Dear Client,
If your father is going to execute the document for registration then I hope that he has already got a PoA from your brother esle he will not be allowed to do so.
Since the property has not been transferred to the legal heirs post demise then they will not be allowed to sell it off.
For comprehensive advice you should consult a lawyer with the property docs.
