A.Cannot sell any immovable property on the strength of an unregistered gift deed. In order to sell the gift deed needs to be registered. Ask her to get the deed registered. If transfer is within the family, registration fees of such gift deed is very nominal whereas if such transfer is to any other person other than the family member, the registration fees is the same for normal registration.
