certified copy as original link document

I am going to buy an agricultural land in Andhra Pradesh but seller is telling me that instead of original link documents from 1960 he will give us certified copy (Nakal) from sub register office as orginal document lost (damaged) but what i came to know from my well wishers is that if i do not have orginal link document i will not get any bank loan and also in future it is very difficult to sell property. So can anyone please let me know what to do ?
Note:
already they got their certified copy from sub register office as they have some old duplicate document with them and when i ask them to raise FIR and publish in news paper they are telling me that they are ready to sign bond as they will be responsible in case i face any hurdles in land ownership
Original copy is necessary to avoid any kind of issues which may arise in future. Moreover, bank at the time of giving loan shall request for an original copy.
