When to share the original property document during sell
2 years ago
I have purchased a 2bhk flat 5 years back from a promoter. Now today I want to resale it. My question is should I have to hand over all my original property documents like Agreement and Deed to the new owner(purchaser) at the time of registration or do I need to handover only photocopies of the documents.
A.Dear Sir,
You have to hand over the documents only after receipt of full consideration amount.

A.Before the registration you may handover photocopy to them and just show the original for their confirmation in you presence but all the papers in respect of the property you are selling should be handedover to the purchaser once registration of the property is done and you have received complete payment of the consideration amount but also keep one photocopy of the same with you if ever required. And also keep one photocopy of the registered Agreement for Sale wherein you will be selling the property and get the Photocopy of the registered agreement for sale true certified by a Notary for any records if needed such taxation purposes etc. Thank you.
It is better to provide the original documents at the time of registration, before that, photocopies of the documents would work just fine; as it is risky to handover the original documents before finalizing a deal.
Thank you
During the negotiation phase you just share the photocopies of all the docs and on the day of registration you need to handover all the original documents related to the property which is being sold. Handing over the originals before hand has some kind of risk.
