Property sale agreement with sellers

I have entered into sale agreement with sellers. I was promised certain mortgage related NOC documents by seller which is getting delayed by more time than expected. What are my legal options. There is specific performance clause in agreement in case of seller failing to fulfill his commitment

A.To give opinion, it is necessary to scrutinize the terms and conditions as well the default clauses as specified in that Sale Agreement because those terms and conditions are binding upon both the Seller and the prospective buyer.
