There are 10 flats in an apartment and none of them have occupancy certificate and are occupied past 3 years. Is it advisable to buy the flat without OC.

Please suggest

A.Dear Sir,
Without having OC creates problem at any point of time. Better get substantial concession in purchasing price otherwise insist for OC.

A.Dear Client,

There are few reasons which states that it is not advisable to buy a flat/any property without OC. Some of them have been stated below:
If building has no OC it would imply building had not been constructed as per sanctioned plans
Muncipal corporation can demolish unauthorised construction
Banks are reluctant to give loans to flats in buildings which don't have OC
You will not get a good price for the property if it does not have the OC certificate.

Depending upon location and jurisdiction of the flats the respective municipality might penalize if the OC is not in place hence it is suggested that you seek more clarity on the OC from the other buyers and the local municipality.
