Rules of making common passage Rules of making common passage

I have a land of 1.14 kathas with a joint owner now as an oral discussion we have decided that I will take the front portion of the land. Now I have to make a common passage for the second owner who will take the backside of the land. My question is how I will divide the land (by making a common passage) should I first have to divide the land equally and then have to make a common passage or first have to make a common Passage then have to divide the land??
