Seller in Abroad (Principal) and his father in law in India (Agent) were the GPOA for sale is executed with the Flat number as "4SF" and next line of GPOA in schedule property they mentioned as Block 4, Second Floor, Flat F. But in Parent document of property (Construction Agreement) Flat number is mentioned as "F". In Electricity Bill of the property Flat number as"SF" and in House Tax Bill of the property Flat number as "F". Please advise whether the Buyer can make a sale agreement with Agent of GPOA having this difference of Flat number or Buyer should request Agent and Principal of the property to get it correct the Flat number as like mentioned in parent document and then proceed with sale agreement.

Seller stating that the Flat number "4SF" is provided by the association and he is having a maintenance Bill and he is stating that no issues will arise in future.
Also, please advise whether we can consider association provided Flat number "4SF" is legal.

A.Dear Client
In my opinion whenever you are creating a legal document related to property then try to make it as clean and unambiguous as possible other wise later on all these can create problem for you. Since the numberings are little different hence ask your seller to prepare an affidavit mentioning that all the numbers are same and denote to the same flat. Also take a letter on this regard from the builder.

Hi sir,
Seller saying that they have maintenance bill proof for the Flat number "4SF" but buyer concern is scheduled property in parent document should same as GPOA executed. Seller is not ready to rectify this since they claiming that they spent more money for this GPOA and pushing buyer to make an sale agreement. Please advise whether buyer can proceed or not to proceed.

Get clear clarification that is clear letters from both the seller and the Association and then proceed.

Hi sir,
If Seller produce the association letter for the Flat number "4SF", buyer can proceed with the sale agreement. Please advise the schedule property in parent and the executed GPOA is having different Flat number it won't create any problem in future. Please.
