Hi i am about to purchase a flat which is a vendor unit given by builder to its vendor. The owner has only allotment letter from builder and no other document. The flat is not completely ready as wiring, putty work, etc remain. i am being told that remaining work will be done once booking amount is given. Is it safe to buy this flat? If yes what other documents should I ask for? What documents should I have to get complete ownership of the flat? Really worried please help.

A.Dear Client
Who is selling the flat to you? Is it the builder or the first buyer? Depending on that you need to find out what all documents you need to have to be on the safer side.
In general you can ask for the following documents;
Sanctioned plan copy
All approvals like - water & sewage, Pollution, Electricity etc.
Mother deed of the land on which the flat is coming up
Sale Agreement draft copy
Joint Development Agreement ( if any)

A.Dear Client,
it is better to have some other documents like EC, building plan etc while buying a new flat.
