A.dear client As per the matter posted by you, the act done by you is ot lawful and you can be sued by your brother for this act of yours. It is a void transfer. you can't sale the property when your mother and brother are alive because property stands recorded in the name of mother and brother.Brother can sue you.

A.Property matters are complex and complicated. Now what you have sold must be determined with all evidences and proof that it belonged to you and not to your brother or mother. If there is any iota of doubt that you have sold a piece which was not completely yours then yes they can sue you and the buyer as well. So. when you sold the portion you should have got the mutation done and then sold just your portion.
