Property mutation not done at 2010

My family bought a flat at 2009 after a year mother passed away.Flat was in her name... property mutation was not done and we didnt pay taxes till now....online payment dosent show or house...now as i am son i want to transfer property in my name we have the deed in my mothers name...and pay taxes for all these years...first i will transfer property in my name
Any trouble since our property was not mutated when my mother was alive?I am willing to pay all penalty.
