What is the legal procedure to buy a 60 guage land in gaziabad and how many percent registration fee and other charges

A.Dear Client,
While buying the land you have to be very very careful about the whole process.
The first thing and best thing for you would be to get an Expert Advocate dealing in land matters in and around Ghaziabad or NCR Region which can be done through Vidhikarya.com
The next step is to see the legal status of the Seller who is selling the land.
Check the Title Deed/Certificate of Title,
Ask for EC at least for last 30 years( to be given by the Government) to see the ownership over the years.
Check the land physically,
Remove the Trash,
Clear the land for measurement,
Check the measurement before payment is made,
Meet the Neighbours( East,West,North and South),This is a must.
If it is a single piece the obtain the original Sale Deed.
If it has been converted from Agricultural land to Homestead land, then conversion Certificate issued by the Government along with the Money paid to Government, etc.
Reg Registration Fee
It is usually 7% +.Actually it varies from State to State.
Other than the Official fees keep at least 1 % + for which you will not be given any Receipt. This is Bribe money/Speed Money to get the work done faster .
