A.Not maintenable unless tenant shows any documentary evidence of payment.

A.Aap bhi reply bhej dijiye legal notice ka ..kisi ache vakil ko appoint karke.. uske baad eviction suit daal dijiye .. reason-rent not paid and ek recovery suit bhi jo rent ka bakaya rehta hai apka

A.You can file civil suit or rent control case for eviction of tenant and also for payment of monthly rent to be deposited in the court. You need not worry for his statements and advance amount will not amount to payment of monthly rents regularly. It is already late by 4 months. You should respond for even one month default of rent.
