I booked a flat with lots of promised amenities, i have done my sale deed registration in Oct 22. Recently i received a possession letter which was backdated and also mentions that all the amenities are provided and by signing the letter I have no claims, dispute against the builder. I did not sign the possession letter
My question is
1. How long can the builder delay provision of amenities and not be legally bonded to pay penalty on the same.
2. Does RERA entertain such complaint
3. As per sale deed agreement, all the amenities will be provided along with Phase 2. Now that phase 2 handover date after extension period was Sept 22, Can I claim the interest on 1/3rd of the amount i paid for amenities for the delay of the amenities
4. Amenities work is going on very slow, as the builder is focusing more on Phase 2 stages so as to get money from Phase2 owners as per the progress. I asked for completion dates of amenities but the Builder Office does not respond to any of the queries
5. I have taken photo's of the current state as on 1st Dec 22 and also sent the same attached in an email to the CRM and Mktg Department along with the builder
Please guide me as to what should be the next step, as builder is taking us for granted and does not bother to respond. CRM dept says that we are free to go to Court as they do not have to lawyers on their payroll

A.Dear Sir,
Such problems are being facing by many prospective buyers and persons who purchased flats from even repeated builders. You may approach RERA as well as Consumer Court to redress your grievance.
