PG owner demanding extra rent

Joined a PG where we agreed on giving a month’s notice from the date of leaving. ( date of leaving will be Dec 17 and I have the notice 2 months back ) Now the landlord says since the date of leaving is in the middle of the month I need to pay the whole month’s rent. Also, the landlord imposed a 3k maintaincw charge which was not agreed upon initially but he just made this rule up as the days passed. He has my 5k security deposit. I haven’t paid December’s rent as of now fearing that he won’t give me my deposit back. How do I handle this correctly. He for sure isn’t giving my Roomates their deposit and has proceeded to take the whole month’s rent from them.

A.First of all, since its middle of the month then he should have charged half the rent and moreover if you have served him the leaving notice prior to two months of leaving then he should not charge you anything extra. He should refund you the deposit money after adjusting all the dues if any. Otherwise you may take legal action against him with the help of an advocate.
