Want to invest newly launched M3m jewel boutique mall

I want to invest newly launched M3m jewel boutique mall at mg road gurgaon. In lower ground shop space , which is virtual space. They are giving annual return @ 12% on the amount invested. Is this a good option to invest. They are asking 50% now and 50% after 3 years at time of OC. Investing in virtual space is safe or not ?
