I m buying a house which is of 35 sqMts but the plot area is of 139.45 sqMts, so on what I have to pay stamp duty, on house or plot?

A.Dear Client,
Stamp duty is paid in the Registration office of the State Government when you buy the land/property.
The amount varies from State to State.But, minimum is 9% .Other expenses related to do the job is not included.

A.You will be buying the immovable property meaning the land and the house erected on the land. The authorities will try to arrive at the value of the property for stamp duty and while doing so they will include the building too. Lets us try to understand the scenario by taking the example of flat registration. When you buy a flat there are two types of registration done one for the undivided share in the land on which the apartment is constructed.
Since the flat in itself is separate property with value so there will be another registration for the flat on which you will have to pay separate stamp duty.
Likewise when you buy an already constructed house with the land then you will have to pay the stamp duty on the total value of the property. There could be small variation state wise as the state make rules on stamp duty and sometimes the municipal corporation or state give discounts too. So, please visit the sub registrar office in your locality and find out the exact position.
