Hi,
I had done with the registration for 1bhk flat. The project is under JVD, wherein builder is not ready to disclose the units which he will allocate the to the landowner as supplementary agreement is not done so far. We are 15 people who applied for the loan from the Axis bank, but the bank refused to disburse the loan amount as the units are not allocated yet. However, other nationalise(SBI and HDFC) bank has disbursed the loan for same project.
Now builder has denied to provide the supplementary agreement to the bank and asked us to switch into another bank.
We don't have any issues to switch the bank but we all are worried if the same unit which we are purchasing should not be allocate to the landowner.

Please suggest what to do.

A.Dear Sir,
If you wish to have the house then never bother whether it belongs to the owner or builder. Finally the management comes into the hands of purchasers only. Take loan from another bank and enjoy the stay of next 40 years.

A.Dear Sir,
Get in touch with a Real Estate Lawyer of your locality well versed in local laws/State Laws of the concerned State.
Get in touch with the bank and try to find out solution. If SBI , which is a Govt. Bank offersthe loan I do not see any other reason why other Banks are not offering the same. So better to be in touch with the Bank.

Sir Axis bank is not providing the loan because, if in future landowner creates a dispute and he demand the another flat at which we have purchased then we will have to suffer. So just to ensure Bank demands the supplementary agreement which builder is not providing. And we also worried about the same.
