SALE DEED MISREPRESENTATION

Dear Sir,
Recently we got our ancestor sold to person known to our family in our village and its Panchyat B Khata, while registering with our knowledge buyer included our other site also and got it registered in the system with sub registarar signature while signing the hard copy we came to know, and sub registarar says since property registered in the system E-swatty will be locked and cannot cancel the registration,
want to know how to solve this, is registered sale agreement is valid even if seller refuse can buyer go ahead with registration of property

A.dear client in your matter you need to Have a conversation with the purchaser and on mutual settlement file a rectification deed.

A.Does the hard copy sale deed talk about both the property or the single one? How much stamp duty and registration charges are paid, are they paid for both the property. If yes then you bleak chance for you to get this rectified. In that case you can request the buyer to pay you the additional amount for the other property.
If the sale deed does not talk about the other property then submit a written letter to sub registrar for correction. If he does not do that then complaint to his higher authority.
