Dear Client,
Review the property documents, including the sale deed, partition deed, or any other legal document that outlines the ownership and boundaries of the property. Ensure that the 25x25 area is fully registered in your name. If the passage is a common area or owned by neighbors, you can negotiate to purchase or acquire the 3x25 portion of the passage. If the 3x25 area belongs to someone else, you will need to enter into a sale agreement with the current owner to legally purchase this portion. Once the sale agreement, gift deed, or relinquishment deed is executed, it must be registered at the local Sub-Registrar's office. This step is crucial for the legal transfer of ownership. If the acquisition of the 3x25 portion is successful, your title deed should be amended to reflect the new total area (now 28x25) that you own. We hope that our response is helpful to you.
