Rent not recovered / transferred by Agency appointed Rent not recovered / transferred by Agency appointed

1. I am a property (flat) owner in Pune, Maharashtra. I had done a contract with Lisa Home Solutions Pvt Ltd to let out my property, collect rent & ensure maintenance of the flat during tenant change-over.
2. First tenant to whom Lisa has rented the property was from 20th Sep 17 to 31st May 19. Rent decided was Rs. 10,000/ Month & Rs. 11,000/ month from Oct 18 onward. Electricity bill to be paid by tenant.
3. As per the agreement & after deducting the commission (7.5%) of Lisa, I was supposed to receive Rs. 1,95,483/- till 31st May 19 from 20th Sep 17. However Lisa has transferred Rs. 1,37,583/- which is less by Rs. 57,900/-.
4. Deposit is paid by Lisa Rs. 25,500/- So balance amount after deducting deposit is Rs. 32,400/- which they are not paying even after many follow-ups & not replying my phone calls.
5. Also electricity bill overdue is Rs. 6,320/- which they have not recovered from the tenant.
6. Now the tenant has left & vacated the flat.
7. I want to recover Rs. 32,400 + Rs. 6,320 = rs. 38,720/- from Lisa
