It is too late to take action. Any way you can lodge complaint alleging cheating and also file a suit for cancellation of such sale transactions which were made by playing fraud. Both the cases may run for few years and then you may get justice.

Any registered deed or document can be challenged before a competent Court if it was obtained through fraud or misrepresentation or undue influence. So, if the documents your family members signed extinguishing their right to share in the property under misrepresentation or undue influence, you can challenge it by filing a civil suit before the competent Civil Court seeking cancellation of the said deeds/documents. The burden of proof is on the person who challenges the documents. Under Article 59 of the Limitation Act, 1963, a suit to challenge a registered document, including a sale deed/release deed/gift deed, must be filed within three years from the date the plaintiff gains knowledge or come to know of the fact behind the execution or registration of a document or the transaction. Since your mother is a senior citizen and your sister has a health condition, you can explore legal options under property laws, criminal laws, and senior citizen protections. Since the person misled your mother and sister and took advantage of their trust, you can file a police complaint. Visit your local police station and file an FIR against the person and his associates.
