Purchase of old house property

Sir, I am planning to purchase one old house in salem measuring 1180 Sq.ft. Question 1. This house is located in the street having government ankanvadi centre which is giving mid day meal to government school students around 500....street entrance left side is unauthorized land ...besides to this land ankanvadi centre....then comes this selling property...adjacent sides of this selling house is residential houses on both the sides...I verified that this both the houses are sale deed houses...with combined patta... Opposite side of this selling house is government primary health centre and government high school...this selling house also has document of gift deed from his mother. My question is whether government is already using this unauthorized land and ankanvadi centre, For any future expansion of school development scheme....though there is sale deed and gifted deed property available in that street... in that case selling property will be acquisitioned by government authorities in future....Please advise. Question number 2 : selling house property owner got this house through gift deed through his mother....mother also got this property through her elder son through gift deed only... But her elder son purchased this property through sale deed from local person and The same local person also purchased this property from some other person on sale deed basis only... Selling person or present property owner's mother has 3 male legal heirs and one female legal heir... If I purchase this property, any of these legal heirs will go on legal case to court to claim their grand mother's gifted deed property to her younger son... Any of these legal heirs have any right to claim after my purchase of this old house property.....though there are the sentences mentioning that NO RIGHT TO ANY OF THESE LEGAL HEIRS in the gifted deeds of Elder son's and her mother's. So in that case, Kindly advise for purchase of this property with Your legal Points...please. Even if there are some encumberances, then Kindly inform the Solutions to avoid the same after this House Property Purchase....Please sir.
