Plaster falling in rented house

I am tenant in Mumbai, specifically Malad area. The room has a plaster falling issue due to water seepage problem. After haggling for almost 5 months, the owner fixed the problem. However, the ceiling was damaged and powder keeps falling from the ceiling, which he isn't willing to fix. What are my options. We have a 11 month lease and license rent agreement

It is better to issue a notice to your landlord and threaten him to claim damages if he did not fix the repairs.

A.Dear Client,
Talk to the owner and tell him that you want to leave the apartment. If he still doesn't agree, send him a notice 1 month prior to your leaving stating there your reasons for leaving.
