Dear Client,
Typically, B Khata is a document used for properties that do not have proper approvals from the Bruhat Bengaluru Mahanagara Palike (BBMP). It is issued for properties that fall outside the limits of the BBMP or do not adhere to certain building regulations. An A Khata, on the other hand, is a document issued for properties that have obtained all necessary approvals from the BBMP. It signifies that the property is legally compliant with all rules and regulations set by the municipal corporation. A Khata is ideal for property owners as it ensures legal compliance and provides access to various benefits such as loans, clear titles, and easy resale. The property under the BBMP gets an A khata, and the property under the Panchayat with a valid approval from the BBMP gets an E khata. A-Khata and e-Khata are both 100% legal. The e-Khata system, whether for Panchayat or DC-converted plots, aims to streamline property transactions and improve transparency. A Panchayat Khata with proper approval and e-Khata is often a more viable option for those seeking cost-effective and potentially lucrative investment in land, especially if they are comfortable with a slightly less developed location. So, if you're investing for self-living and want immediate access to amenities, an A khata property might be a better option. BBMP approves only 1 kitchen in a 60 X 40 size of a flat in the Bangalore Development Authority(BDA) site. There is no specific rule for one kitchen per floor in one kitchen per floor as per the BBMP Building Bye-laws, 2003, which states that the kitchen opening must be 25% larger than the required opening for the standard rooms. So, for authentic information about the kitchen, you need to visit the office of the BBMP. It is crucial to get yourself satisfied with the property documents post verification from the reliable sources before the deal.
