Property owner putting lock on tenanted property

We are tenants since nearly 80 years. Initially father was the tenant and since 40 years, myself and brother became joint tenants. Since 7-8 years, we have moved to different places of our own. Rent paid regularly. Now, all of a sudden, without any notice, the property owner has placed his own lock on the flat. is this legally permissible? In this situation, what should be our course of action.

Illegal Eviction / Self-help eviction: Under the Maharashtra Rent Control Act, 1999, a landlord cannot forcibly evict a tenant or take

possession of a rented premises without due legal process.

Trespass / Criminal intimidation: Locking out tenants without notice may amount to criminal trespass, punishable under IPC

sections.

Violation of tenancy rights: Your rights as long-standing tenants (especially 80+ years) are protected under tenancy laws.

Dear Client,

The property owner's act of placing a lock on a tenanted premises without notice or a court order is illegal and amounts to unlawful dispossession. As tenants for nearly 80 years, with continued rent payments and no formal surrender of tenancy, you retain full legal rights over the premises, even if you are not currently residing there.

Such actions by the landlord violate tenancy laws and can be challenged both civilly and criminally. You should immediately issue a legal notice demanding restoration of possession, lodge a police complaint for illegal trespass, and approach the civil court for an injunction and possession restoration.
