When a property is sold to multiple buyers, Khata bifurcation becomes necessary to ensure each new owner has a distinct and legally recognised Khata. Khata bifurcation is the process of splitting the Khata of a single property into multiple Khatas. This usually happens when a property owner decides to divide their property into smaller units. So, it is better to bifurcate a single plot before selling it to multiple buyers in multiple plot to ensure clear title of each plot. The EPID(Electronic Property Identification) acts as a unique identifier for each property within the e-Khata system. The BBMP (Bruhat Bengaluru Mahanagara Palike) has made the e-Khata and its associated EPID number mandatory for online services from 1st July, 2025. You have to submit the bifurcation application to the respective Bruhat Bengaluru Mahanagara Palike (BBMP) office along with the essential documents that include Sale Deed/Partition Deed, Encumbrance Certificate, Latest Tax Paid Receipts, Affidavit stating the reason for bifurcation, Approved Building Plan (if applicable),, NOC from the relevant authorities (if required). and the prescribed fees. After verification, the BBMP will process the application and issue separate Khatas for each bifurcated property unit. Once the new Khatas are issued post verification, it’s essential to update the property records accordingly with the concerned authorities. Having a separate Khata for each property unit ensures legal recognition and it easier to sell or transfer individual units without legal complications.
