Sale deed executed by Un registered G.P.Agent. 1979
Recently I came across a matter that some employees formed a housing society . They purchased land of vast extent . During 1979 sale deeds for individual plots are executed by one person claiming to be General Power of Attorney of 4 land owners. Purchaser was sanctioned building plan, he got loan from A.P. Housing Corporation also by Depositing his original Sale deed. Later he re paid the loan got his title deed back. After his death his chlldren ( wife pre deceased) sold the said house and site to present owner X. , under Registered deed in 2003. After wards, X also remodelled the house , Her plan and appication are approved by local body, ie Grama Panchayath. which sanctioned earlier plan during 1980s to original plot owner. Now X wants to raise loan against property by approaching a Nationalized Bank. Whether her title is perfect due to long 45 years enjoyment over of her self and her predecessor in title.
